Pressure washing in Oklahoma City and Tulsa, matched to the surface
Red clay on the brick, green on the north side, black streaks on the concrete. Danco washes houses the way a painter does: enough to get it clean, never enough to damage what is underneath.

Pressure wash or soft wash: the surface decides
The most common damage Danco sees from washing is not dirt left behind. It is high pressure used on a surface that could not take it: etched concrete, fuzzed-up wood, water forced behind vinyl siding, stripped paint, and chewed-up mortar joints. So the first decision on every job is which method each surface gets.
Soft washing uses low pressure and a cleaning solution that does the work, then a rinse. It is right for vinyl and painted siding, stucco, soffits, and anything with mildew, because the solution kills the growth instead of just blasting the top layer off and leaving the roots. Pressure washing is for concrete, brick that is in good shape, stone, and other hard surfaces that benefit from real force. A proper house visit usually uses both.
What Danco washes
- House exteriors: vinyl, painted wood, fiber cement, brick, stone, and stucco
- Driveways, sidewalks, and curbs: tire marks, oil, mildew, and years of gray
- Patios, porches, and pool decks: concrete, pavers, and stone
- Soffits, fascia, and gutter faces: the black streaks that make a clean house look tired
- Decks and outdoor wood at low pressure so the grain is not raised
- Garage floors ahead of an epoxy coating or just to get the oil up
The Oklahoma grime list
Every metro has dirt. Oklahoma has specific dirt. Red clay splashes up the bottom two feet of brick and siding every time it rains, and a quick rinse will not move it; it takes the right solution and some patience, and it comes back if the splash zone is not addressed. Mildew and algae take over north-facing walls and shaded concrete because the humidity here runs higher than most people realize. Wind-blown dust from a dry summer coats everything in a tan film. And after a spring storm, there is the pollen and debris stuck to every horizontal surface. Danco treats each one with the method that actually removes it.
What wash day looks like
Plants and landscaping near the house get wetted down before and rinsed after, so the cleaning solution does not sit on them. Windows and doors are checked for gaps; outlets and light fixtures are covered. Danco works top-down so dirt does not run over clean areas, and keeps the wand moving on concrete so there are no stripes. Most residential jobs are done in a few hours. Surfaces are safe to walk on as soon as they dry, usually the same afternoon.
If you have delicate plantings, a water feature, a pet door, or a basement window that leaks, tell Danco before the work starts and it gets planned around.
Washing before painting
Here is the part the pressure washing companies cannot tell you. Washing is step one of every exterior painting job, and it is the step that decides whether the paint sticks. Chalk, mildew, and clay left under new paint are why exteriors peel in two summers. When Danco washes a house before painting it, the house then dries for 24 to 48 hours before any primer goes on, because siding that looks dry often is not. If you are washing because you are thinking about painting, say so and Danco will look at both in one visit.

Pressure washing questions
Not when the method matches the surface. Vinyl, painted siding, and stucco get soft-washed at low pressure with a cleaning solution. Concrete, brick, and stone get real pressure. The damage people worry about comes from using high pressure on the wrong surface, which Danco does not do.
With the right solution and some dwell time, not with more pressure. Red clay bonds to porous brick and mortar; blasting it etches the mortar and leaves the stain. Danco treats it, lets it work, and rinses. Addressing the splash zone (mulch, gutter downspouts, grading) keeps it from coming right back.
Most homes here benefit from a wash every year or two, sooner on the north side if mildew shows up, and always before exterior painting.
No, as long as Danco has access to an outdoor water spigot and the areas being washed. Let Danco know about pets, delicate plants, and any windows or doors that leak.
Always. It is the first step of every Danco exterior paint job, followed by a 24 to 48 hour dry-out before primer. If you are washing with painting in mind, Danco will quote both in one visit.
