Painters in Norman, OK for 1920s bungalows, brick ranches, and new subdivisions
Norman's houses run from Craftsman bungalows built between 1903 and 1940 a block west of the OU campus to brick-and-siding subdivisions still going up on the east side. Danco Painting is owner-run, and every Norman house gets looked at for age, siding, and sun exposure before the estimate is written.

The older core: Chautauqua, Miller, Southridge, and the bungalow blocks
Norman's oldest houses ring the University of Oklahoma. The Chautauqua Historic District is one block west of campus, about 270 houses on Chautauqua and Lahoma avenues between Symmes and Brooks, built mostly between 1903 and 1940. The Miller district, bounded by Symmes, Classen Boulevard, Miller Lane, and Emelyn, holds 232 structures, nearly half Craftsman bungalows. Southridge (1922 to 1959) and DeBarr round out the set.
They share the same painted parts: wood lap siding, exposed rafter tails, knee braces, and tapered porch columns on brick piers. The Tudor Revivals that followed put brick veneer over a wood frame, so the paint there is trim and gables. What Danco looks for on a house this age:
- Old paint lifting in sheets on the south and west siding, scraped to a sound edge, spot primed, and feathered, not painted over.
- Soft wood in rafter tails, column bases, and sills, repaired before priming, because paint on rot fails within a season.
- Open joints at piers, rails, and siding butts that need caulk before color.
One city rule matters. In the Chautauqua and Miller districts, Norman's preservation handbook says paint color is not regulated by the Historic District Commission, but exterior work beyond ordinary maintenance and repair needs a Certificate of Appropriateness, and vinyl or metal siding costs a house its contributing status. Repainting is your call. A siding swap goes to the city first.
Newer subdivisions, brick veneer, and HOA color rules
The median Norman house was built around 1987, and roughly a third of the housing has gone up since 2000. Hall Park, northeast of the core, began in 1960 as its own town and was annexed in 2003, so its ranches are 1960s and 1970s. Brookhaven on the west side has large lots and mature trees. Summit Lakes, off 24th and Alameda on the east side, mixes established houses with new construction around six small lakes, and Trail Woods in northwest Norman is still being built.
Nearly all of it is brick veneer. In the Census region that includes Oklahoma, brick was the main exterior on 54 percent of new single-family homes in 2025, and Norman's subdivisions follow that pattern: brick below, painted or vinyl siding on the gables, dormers, and rear. On a brick house the paint job is the fascia, soffits, gable siding, trim, garage door, shutters, and front door, the parts that face the sun and catch the hail. Danco measures the painted square footage, not the whole house.
Many subdivisions platted since the 1990s have covenants with an architectural review committee. If yours does, a color change usually needs written approval first. Danco asks about the HOA at the estimate so approval is settled before the job is scheduled.
Rental houses and student housing near campus
OU's Norman campus enrolled 32,662 students in fall 2025, and the university requires most first-year students to live on campus. After that they move into apartments and houses around campus, which is one reason 47 percent of Norman's occupied housing is rented. The blocks around Campus Corner and the streets south and east of the university hold older houses that have been rentals for decades.
Rental interiors get painted at lease turnover, usually the summer gap, and a landlord with a written estimate before move-out can book the week the house is empty. What those houses need:
- Interior painting in a washable finish, one neutral through the whole house so next year's touch-ups match.
- Drywall repair for door-knob holes, anchor holes, and cracks above door frames.
- Cabinet painting when the boxes are solid but the finish is worn through at the handles.
Exterior paint on rentals tends to wait until siding is peeling to bare wood, which means more scraping and priming, priced at the estimate, not on the ladder.
Norman weather and what it does to paint
Central Oklahoma sits under the national peak for hail, about 28 hail days a year, and more than 38,000 Oklahoma homes took damaging hail in 2025. Norman had two storms with three-inch hail in 2021 alone, April 28 and October 10, when only three earlier dates since 1955 had produced hail that size here. May averages 23 of Oklahoma's 56 tornadoes a year, and the February 2023 EF2 through east Norman damaged 69 homes. What the year does to paint:
- Hail. It chips paint on wood and fiber cement, cracks vinyl, and dents aluminum fascia.
- Heat and UV. July averages a 94-degree high and the summer UV index tops out around 10. South and west walls fade and chalk years before the north side.
- Humidity and mildew. About 23 muggy days in July and a south wind ten months a year. North walls stay damp, and mildew under the eaves gets washed and treated, not painted over.
- Red clay splash. Norman's soil weathers from the Hennessey and Garber red beds. May is the wettest month at 4.7 inches, and rain throws red clay onto the bottom foot of light siding and brick, so power washing comes first.
- Expansive clay. It shrinks in drought and swells in rain, so slabs move. Inside, that is diagonal cracks from door and window corners, gaps at baseboards, and sticking doors. Cracks get taped and floated, not just filled.
- Freeze and thaw. January's average low is 31 degrees. Water in an open trim joint freezes, pushes the paint off, and repeats. Caulk and primer on bare wood stop it.

Questions from Norman homeowners
Not for paint. Norman's Historic Preservation Handbook states that paint color is not regulated by the Historic District Commission. You do need a Certificate of Appropriateness for exterior work beyond ordinary maintenance and repair, such as replacing siding, porch columns, or windows. If a repaint turns up rot, Danco matches the original wood profile so the repair stays in the maintenance category.
Because the slab is moving. Norman sits on expansive clay that shrinks in drought and swells after heavy rain, which cracks drywall at the corners of door and window openings. Paint or a smear of spackle bridges nothing, so the crack reopens the next dry summer. The fix is to cut it back, set new tape in compound, float it in two or three coats, prime, and paint. If cracks are wide or doors stick, have a foundation company look first.
Walk the west and north sides first, where the April 2021 storm did its damage. Look for chips down to bare wood or fiber cement, cracked vinyl, and dented aluminum fascia. A few chips can be primed and touched up, but when hail has bruised the paint every few inches across a wall, the whole face should be washed and recoated. Danco also checks behind cracked fascia for water that got in.
