Exterior painting

Exterior painting in Tulsa and Oklahoma City that holds up to Oklahoma weather

Siding, trim, soffits, doors, shutters, and brick. The paint Danco puts on is only as good as the wash, the dry-out, and the prep underneath it, so that is where the job starts.

Where exterior paint fails first, and why

Walk around any ten-year-old house in Tulsa or Oklahoma City and the paint is not failing evenly. The south and west sides fade and chalk first, because that is where the summer sun and triple-digit afternoons land. The north side grows mildew in the shade and humidity. Window sills, fascia bottoms, and the lowest trim boards rot where water sits. Hail leaves dings and chips in soft wood and dents in metal, and every chip is a place water gets in.

A good exterior job treats each of those differently instead of rolling one coat over all of them. That is the thinking behind every step below.

The exterior prep sequence

Danco's rule is simple: nearly every early exterior failure comes from painting over something that should have been washed, dried, scraped, or replaced first.

  1. Wash. A proper house wash removes chalk, mildew, red clay splash, and dirt so the new paint bonds to the surface instead of to the grime on it.
  2. Dry out, 24 to 48 hours. Siding that looks dry often is not. Painting damp wood traps moisture and the paint blisters and peels within a season. The wait is not padding; it is the step most crews skip.
  3. Scrape and sand. Loose and flaking paint comes off down to a sound edge, and the edges get feathered so they do not show through.
  4. Repair rot. Soft fascia, sills, and trim get cut out and replaced with primed material. Paint does not fix rot; it hides it for a year.
  5. Caulk. Gaps at trim, siding joints, and around windows get a quality exterior caulk so water stops getting behind the paint.
  6. Prime. Bare wood, repairs, and chalky surfaces get primer. Skipping it is why new paint peels off old paint.
  7. Two coats. Brushed and rolled or sprayed and back-rolled depending on the surface, so the film is thick enough to last.

Surfaces Danco paints

Wood siding and trim, fiber cement, vinyl (in paint-safe colors so the panels do not overheat and warp), brick and masonry, stucco, soffits and fascia, shutters, garage doors, front doors, porches, and railings. Brick gets a masonry primer and breathable paint so moisture can still escape. Previously painted brick is prepped and repainted; unpainted brick is a decision worth talking through first, because it is hard to undo.

Pair the repaint with siding installation where the siding itself is past saving, or pressure washing of the driveway and walks so the whole property reads as new.

When to paint outside in Oklahoma

Exterior season here runs roughly March into November, with the sweet spots in spring after the worst of the storm season and in early fall when humidity drops. Paint wants mild temperatures and a dry surface; most products should not go on below about 50 degrees or on a wall that is too hot to hold your hand on, which rules out west walls at 3 p.m. in July. Danco plans the day around the sun, painting shaded sides in the afternoon, and watches the radar during April and May so a fresh coat is not sitting under a hailstorm.

What happens when rot turns up mid-job

It happens on a lot of older homes once the old paint is off and the wood is probed. Here is the process: Danco photographs it, shows you, gives you a written price for the repair, and does not proceed on that section until you say yes. Small sections of fascia or sill get replaced the same day. Anything bigger, like a rotted window frame or a soft section of siding, gets scheduled in and priced before the paint continues. Nothing gets caulked over and painted to hide it.

Questions

Exterior painting questions

Less than the national averages you read online, because of the sun, hail, and humidity here. How much less depends on the surface, the exposure, and above all the prep. A properly washed, dried, primed, two-coat job on sound wood lasts many years; a one-coat job over chalk and damp wood can fail in two summers. Danco's blog post on exterior paint life in Oklahoma goes through it surface by surface.
