Who Danco works for
Building owners, property managers, church boards, landlords with a few units or a few dozen, and general contractors who need a reliable painting sub on a tenant finish. The common thread is that you want one company that answers the phone, shows up when it said it would, and does not need to be managed. That is Danco. The owner walks the job, writes the scope, and is on site while it is painted.
How a commercial job runs
- Walkthrough. Danco sees the space, asks how it is used and when it can be worked in, and notes the substrates: drywall, block, metal, stucco, previously painted or bare.
- Written scope and price. Which surfaces, which products, how many coats, what is protected, what is excluded, and the schedule, in writing. Change orders are written too, before the work changes.
- Protection and prep. Floors, fixtures, furniture, and equipment covered. Walls cleaned, patched, and primed where needed. Nothing gets painted over that should have been fixed.
- Phased work around your hours. Occupied offices get painted a section at a time so people keep working. Retail gets scheduled around open hours. Danco will tell you honestly what can be done during business hours and what cannot.
- Daily cleanup and a punch-list walkthrough. The job is not done until you have walked it and signed off.
Commercial exteriors in Oklahoma
Metal buildings, EIFS and stucco, split-face block, tilt-wall concrete, and painted brick each want a different primer and coating, and each fails differently under Oklahoma sun, wind, and hail. Metal rusts at fasteners and seams and needs a rust-inhibitive primer before topcoat. EIFS and stucco need elastomeric or breathable coatings so they do not trap moisture and bubble. Block soaks up paint and needs a filler coat or it will look blotchy. South and west elevations fade years before the north side does.
Danco inspects the substrate before quoting and specifies the system on the estimate, so you know what is going on the building and why. A proper exterior repaint, with washing and prep done right, is what pushes the next repaint years further out. See exterior painting for the prep sequence, and pressure washing for storefront and concrete cleaning between repaints.
What drives a commercial painting budget
Danco quotes every commercial job in person and in writing, because square footage alone does not tell the story. The things that move the price: ceiling height and whether lifts or scaffolding are needed, how much of the space is occupied and has to be worked around, the condition of the walls and how much patching they need, how many colors and how many coats, whether doors, frames, and trim are included, the type of exterior substrate, and whether the schedule requires work outside normal hours. The written estimate itemizes these so you can adjust the scope to fit the budget instead of guessing.

Commercial painting questions
Often, yes. Occupied offices are painted in phases, a section at a time, and retail is scheduled around open hours. Danco will tell you plainly what can be done during business hours for your space and what needs the building empty.
Yes. Every commercial job gets a written scope with surfaces, products, coats, protection, exclusions, and schedule. Danco is licensed and insured and will provide a certificate of insurance on request.
Yes, single units or ongoing turnover work for landlords and property managers, in both the Oklahoma City and Tulsa metros.
Both, with the right system: rust-inhibitive primer on metal, breathable or elastomeric coatings on EIFS and stucco, filler coat on block. The system is specified on the estimate.
In person and in writing, after walking the space. Ceiling height, occupancy, wall condition, colors and coats, trim and doors, substrate, and schedule all move the number, and the estimate itemizes them.
Need a building painted without shutting it down?
Tell Danco the type of space, the square footage if you know it, and when it can be worked in. Danco will walk it with you and put a phased scope and price in writing.
